To get the right tenant for your property, we undertake all the paperwork involved in a letting to ensure this happens. We take up references on new tenants, carry out credit checks, confirm their employment details and check that they have the right to rent in the UK. We draw up the tenancy agreement and collate the required gas and electrical safety certificates. We will also obtain an Energy Performance Certificate (EPC) for the property, should this be required.
A member of Cricketts dedicated viewing staff will accompany all visitors to your property. If the property is currently occupied, the viewings will be strictly by appointment only, arranged with either you the Landlord or your existing tenant.
Vitally important to ensure that you get the right tenant for your property, we make certain this happens by having stringent checks in place. Once we have met and interviewed all prospective tenants for your property, we discuss with you details of all the interested parties. Rental payments and deposit
We take care of collecting the deposit, consigning it safely with the DPS (deposit protection service). Your first month’s rent, payable upfront, will be transferred to you. Prior to moving in
A check-in report for the property will be organised for you and the tenant will collect and sign for the keys from our office in Newbury on the day of moving in.

Renewals and moving out

When it comes to moving out, once the tenant’s notice has been served and they have left your property, we ensure all keys are safely returned to our office. Our inventory clerk will carry out a full check-out report and if there are any dilapidations, missing items or damage to your property we will then take the next steps to resolve these issues together to a satisfactory conclusion.
